Hongkun USA is seeking an Acquisitions Director to join our Manhattan team. The Director will be an integral member of a dynamic team that prides itself on entrepreneurship, open communication and teamwork. This position will be responsible for HongKun’s acquisition activities, including deal sourcing, underwriting, capital markets structuring, negotiations, and closing of real estate investments.

The Acquisitions Director will report to the CEO. This is a leadership position requiring the analytical, management, communication, negotiation, market-knowledge and presentation skills of an experienced senior commercial real estate practitioner in the NY/NJ market. 

Responsibilities Include

  • Source and originate listed and off-market real estate investment opportunities in the NY/New Jersey and to a lesser extent, other locations across North America. 
  • Evaluate and assess potential real estate acquisitions through in-depth financial analysis including cash flow projections, operating proformas, valuations, investment returns and sensitivity analysis on prospective acquisitions, developments and investments 
  • Must be capable of fostering relationships with owners, intermediaries and other market participants. 
  • Directly underwrite real estate opportunities and supervise underwriters. Must be capable of understanding market dynamics, valuation, development, property operations, and financing techniques. Will utilize market data resources and financial analysis tools to evaluate revenues, expenses and operational trends. 
  • Review cash flow models, operating statements and other financials to determine investment returns and quantify upside and potential risks. 
  • Lead quantitative and qualitative due diligence on prospective investments, including the market research (sale comparables), supply and demand factors, demographics, growth, and competitive analysis, to understand key value drivers and determine market feasibility. 
  • Raise capital in the form of debt and equity, including preparing fund raising materials and attending capital raise meetings. 
  • Develop and build relationships with land owners, brokers, developers, potential business partners, and professional organizations. 
  • Direct, manage and develop junior support team. 

Qualifications

  • Minimum of a BA or BS required; degree in finance, management and/or real estate a plus. CFA preferred.
  • 7 plus years of relevant real estate acquisitions and investment experience.
  • Strong quantitative and qualitative analytical skills.
  • Ability to evaluate complex financial models and Argus
  • Strong leadership skills, team-oriented and ability to delegate.
  • Entrepreneurial spirit, creative, and ability to think outside the box.
  • Strategic thinker with the ability to generate innovative ideas and add value
  • Existing industry relationships and ability to manage a transaction pipeline
  • Flexibility to perform tasks outside of work description and to work hours outside of New York time zone
  • Excellent organizational and communication, both written and oral, skills
  • Strong work ethic and motivated by accomplishment and success
  • Prior residential/commercial real estate developer experience preferred
